Identifying suitable properties for commercial laundry

Situation

Aramark Uniform Services required additional space and their highly selective criteria required excess land, adequate water and sewer capacity, heavy industrial zoning, and confinement to a specific geographical area. This restrictive nature of highly particular characteristics resulted in there being only a couple of dozen properties in the entire tri-county area that qualified, none of which were available for sale.

Strategy

• Identified all the properties with heavy industrial zoning situated on oversized lots
• Found property owners and did extensive outreach in person, on the phone and via mail
• Solicited any owner interest in selling

Results

Successfully acquired a former bottling plant from a Fortune 500 company that was situated on an oversized lot and boasted heavy industrial zoning as well as adequate water and sewer capacity, which perfectly accommodated the specifications of Aramark.
