Rene Vivo


Rene Vivo is the Chief Executive Officer of VIVO Real Estate Group, Inc. and has over 30 years of experience in the commercial real estate industry. He founded the company in 2002 after identifying a market need for a local advisory firm that could offer personalized services and solutions for both development and brokerage needs in the industrial sector. Under Rene’s leadership, VIVO Real Estate Group, Inc. has grown consistently over the past two decades.

Rene has developed over two and half million square feet of combined industrial and office space throughout South Florida and beyond. Rene specializes in entitling industrial land for developments and has a keen sense for determining the most profitable and efficient use for vacant land.

Prior to launching VIVO Real Estate Group, Inc., Rene spent part of his career in brokerage services at CBRE, Inc., then began exploring development services while at Codina Realty Services, Inc. Rene is married and a proud father of five who enjoys traveling, fine wines, cigars and fast cars. 

Tommy Gil

Senior Managing Director

Tommy Gil is a Senior Managing Director for VIVO Real Estate Group, Inc., and has 20 years of experience in industrial real estate brokerage. He joined the firm in 2005 and has been very active throughout his two-decade tenure at the firm. 

Tommy specializes in off-market sales of industrial buildings and land. With his extensive knowledge of the industrial terrain and expansive network of contacts of owners and buyers, he consistently ranks as a top producer for the firm. Tommy is passionate about guiding local businesses to find their best real estate solution in an ever-changing Miami industrial market. Throughout his career, Tommy has been involved in over $500 million worth of industrial transactions, including some of the largest transactions throughout South Florida.  

Additionally, Tommy has been involved in highly specialized tenant representation and has vast experience in complex lease transactions involving major Landlords and Tenants throughout South Florida such as Terreno, Seagis, Colour Republic, Mr. Greens, Quantum Storage to name a few. 

Prior to joining VIVO Real Estate Group, Inc., Tommy was at West Vest Associates, a commercial real estate brokerage firm in Doral, FL. 

Tommy is married and has two sons. He enjoys fishing and boating and his favorite book is The Gulag Archipelago.

Austin Spillers

Associate Director

Austin Spillers is an Associate Director for ViVO Real Estate Group, Inc. He joined the firm in 2021.

Austin is focused on market analytics of industrial sales and leases.

Prior to joining VIVO Real Estate Group, Inc., Austin was employed at Depuy Synthes for two years where he worked on medical sales.

In his free time, Austin enjoys boating and spending time with his family.

Juliano Lopez

Associate Director

Juliano Lopez, an Associate Director at Vivo Real Estate Group in Miami, specializes in strategic solutions for industrial clients, focusing on agency leasing and user representation in the South Florida market. Raised in Miami, fluent in Spanish, and with in-depth knowledge of the local market, Juliano leverages his transaction management skills to optimize clients’ real estate objectives. Francisco Giron MBA, CCIM

Managing Director

Crystal Rodriguez is the Marketing Director for VIVO Real Estate Group, Inc., and has been with the firm for over ten years. 

Crystal leads the marketing efforts for the firm including branding and communications and business development. Her marketing strategies ensure the firm’s listings are clearly and consistently offered to the right target audience according to the size and design of the available property. 

Prior to joining VIVO Real Estate Group, Inc., Crystal was a marketing assistant at a local marketing firm.

Crystal enjoys spending time with her husband and is an avid gamer.

Julissa Ruiz

Executive Financial Administrator

Julissa Ruiz is the Executive Financial Administrator for VIVO Real Estate Group, Inc. and has over 20 years of experience at the firm.

In addition to her overseeing the firm’s finances, Julissa leads the administrative responsibilities and is a trusted and reliable asset to the firm and its clients. Prior to joining VIVO, Julissa was a pharmacist in New York City, NY.

Brandon specializes in the sale and leasing of industrial properties throughout South Florida and has be representing tenants, landlords, buyers and sellers since 2016. Prior to joining Vivo Real Estate Group, Careaga worked for The Easton Group, a boutique real estate firm based in Doral that focuses on Industrial Real Estate investments and developments.

In 2016 he founded MLB Capital, a small real estate investment company which focuses on distressed assets in opportunistic markets. He holds a BA degree in International Relations and Affairs from Florida International University (FIU) and a Master of Science in International Real Estate degree from (FIU) as well as the prestigious CCIM designation.

Pedro Luis Orama

Pedro Luis: Real Estate Professional and Industry Veteran. Pedro Luis has been a dedicated professional in the real estate industry since 2015. In 2018, he achieved a Master of Science in International Real Estate (MSIRE) from Florida International University (FIU). His training includes valuable experience with esteemed firms such as Marcus & Millichap, Sperry Van Ness (SVN), and America’s Commercial Real Estate in Miami, FL. He is also an alumnus of Miami Dade College, holding a Bachelor of Applied Science (BAS) with a focus on Supervision and Management.

Before transitioning to real estate, Pedro built a robust career in the Fresh Produce Industry, working with wholesale distributors and supermarket chains along the east coast from Florida to Quebec. In 2012, he expanded his expertise into the Foodservice Equipment Industry and earned the designation of Certified Foodservice Professional from the North American Association of Food Equipment Manufacturers.

In 2024, Pedro Luis joined Vivo Real Estate Group, where he now focuses on growing the Industrial and Office real estate sectors, serving the local community with dedication and expertise.
