Situation

Mr. Greens Produce was experiencing exponential growth and outgrew its existing 65,000 SF facility. VIVO Real Estate Group was tasked with helping them keep pace and ensure their profits did not take a hit. Their requirements were extensive and included freezers, coolers, drains, grease traps and much more. Time was of the essence.

Strategy

  • Determined the ideal design by integrating different departments and office/warehouse layouts to maximize efficiency
  • Identified a suitable property with a landlord who looks favorably upon the highly-specialized, food-related use of space
  • Negotiated a deal where the tenant’s specific improvements could be built out simultaneously with the landlord's office build-out to meet the tenant’s deadline
  • Worked with the tenant's refrigeration contractor on value engineering designs
  • Assured that pricing for the required improvements is in line with the market by allowing the tenant to choose their subcontractors to bid out the work

Results

Successfully negotiated a long-term, new construction class for a single-user building (159,000 SF) and managed all facets of the highly-specialized build-out with an on-time and on-budget delivery.
